It is vital that you have your boiler and gas appliances inspected and serviced on an annual basis for two main reasons. Firstly, to ensure they are working as safely and efficiently as possible and secondly, so that you reduce the risk of breakdowns.

All Landlords are required to give their tenants access to the CP12 within 28 days of the inspection. If the tenants change, they’ll need a copy of the CP12 certificate before they move in.
